Energy Performance of Buildings

In 1997 many countries recognised the growing problems of ever increasing levels of greenhouse gases and agreed to take action to  reduce this problem. These countries signed up to the Kyoto Protocol which agreed a set of measures to reduce CO2 emissions. As buildings are responsible for almost 50 per cent of all energy consumed in the UK, it is vital that we make our buildings more energy efficient.

Energy Assessor Qualification and Accreditation

To protect consumers, certificates must only be produced by individuals with an approved qualification. Energy assessors will be responsible for carrying out key tasks related to the energy efficiency measures. While a number of organisations currently offer energy assessment services, Energy Performance Certificates will only be able to be produced by an accredited energy assessor.

Home Sellers and Buyers

When you are selling your property either privately or through an estate agent you will need to provide an Energy Performance Certificate. If you are buying another property you should expect to receive an Energy Performance Certificate provided to you by the seller or their agent.. This will give you information about the energy efficiency of the home you are interested in purchasing.

Landlords and Tenants

From October 1st 2008 landlords offering property for rent will be legally required to provide prospective tenants with an Energy Performance Certificate.

If you are looking to rent a property the landlord should provide you with an energy performance certificate on the home  you are considering renting.

How long does it take to carry out an inspection

The time taken to perform an energy assessment will vary according to the size and type of property. Expect the assessor to be at the property for approximately 1 hour about the same time as performing a house valuation report.

What happens if my home has a low rating

This simply indicates your home could be more energy efficient. During the inspection a number of recommendations to improve the energy efficiency will be identified. Implementation of these improvements could not only increase your rating and reduce your carbon emissions but also save you money on fuel bills. It is up to you if you implement the recommendations or not.
